Our Approach
We practice an integrated design approach and believe effective communication is the key to a successful project. This approach brings together clients and key design team members to work collaboratively from the start of the project to identify and understand the design goals. It is an exciting process where programming, planning, engineering, environmental sustainability, construction details, operations & maintenance and costing considerations meet and merge to help create a new building. At every stage of the process and together with our clients, we develop a shared vision with defined goals and strategies that guide the project outcome. Sustainable Design
Sustainable design concepts and practical applications are imbedded in all aspects of our approach to the design of our projects. We routinely evaluate critical options for our projects, aimed at achieving higher levels of building performance and enhanced environments for the people who live, work and interact within them. FORM was the first LEED® accredited professionals in Northwestern Ontario and produced the first LEED® Canada for New Construction Gold certified building in the City of Thunder Bay. We focus on creating ‘better places for people' through strategies, which are socially, financially and environmentally sustainable.
Architectural Design
Built environments are the stage on which our lives play out. FORM's Architects and designers create spaces that are engaging and work for our clients in all aspects of performance and function. We welcome opportunities that inspire us to develop innovative designs and encourage us to extend beyond commonly accepted boundaries.
Structural Engineering
FORM's structural engineering practice includes two licensed engineers and support staff with specialized knowledge of the complexity of modern structures. This team provides structural engineering input for all new FORM buildings as well as providing analysis and review of the existing building structural systems.
Interior Design
Interior Design is an integral part of the building process. FORM's Interior Designers are creative and imaginative professionals who develop environments that enhance the quality of living. Our interior concepts enrich the experience of the space visually, ergonomically, economically and environmentally. We research creative solutions, with careful consideration for sustainable design, and develop pragmatic design applications that relate to the function of the space. Our designers have highly developed technical and creative skills, and strive always to exceed expectations.
Feasibility Studies
FORM Architecture Engineering has conducted numerous functional programming and feasibility studies, many of which have materialized into projects, like The District of Thunder Bay Social Services Administrative Board (DSSAB) office and the George Jeffrey Children's Centre. Our experience includes studies for condominiums, health care services facilities, supportive housing and housing for seniors, cultural recreational and commercial facilities. Our team has expertise in conducting these studies, ensuring accuracy. FORM's partners work with clients through the integrated design process to objectively access the feasibility of the project and a proposed plan of action.
Building Information Modelling (BIM)
FORM is at the forefront of revolutionary change in the provision of professional services using Revit® Architecture software. Revit®, BIM software program, is a vital tool and delivery component of our integrated design approach. We develop designs from the ground up through the simulation of its actual construction in 3D and can model the cost, energy and construction sequence of a project. This model approach is technically accurate and can be manipulated to study the volumes and aesthetics of the space. The program is fully compatible with AutoCAD, but offers much higher levels of accuracy for coordination and construction purposes. The Building Information model can also be developed into an invaluable tool for the ongoing operations and maintenance of the completed project. Contract Administration
Our in-house Contract Administration department provides clients, contractors and the consulting teams with regular feedback and field review throughout the construction process. The department manages projects using Rform®, an online construction management software that is highly effective in maintaining live statistics for all project performance metrics. It also provides direct access to the various electronic documents used to manage, monitor and maintain projects through construction.
